Location
The villa is located on the beautiful island
of Gili Trawangan, a short boat ride from
Lombok and Bali. The island has no
motorized traffic but plenty of lovely
beaches, great diving and other fun leisure
activities. This is why Gili Trawangan is a
very popular and ever growing tourist
destination - a positive trend that will get
even stronger when the new international
Lombok airport opens.

The villa is located in a peaceful coconut
plantation, 900 metres from the main
swimming beach and only 400 metres
away from Sunset Beach with beautiful
views over Bali`s Mount Agung. The villa
lies on a plot on the outskirts of the
Kelapa Villas resort. Kelapa Villas
especially chose this location to ensure
peace and tranquility from the nightlife,
restaurants, mosque and busy waterfront
of Trawangan.

About Kelapa Villas
Kelapa Luxury Villas is a resort consisting
of 18 privately owned villas which are
rented out to guests when the owners are
not staying here. For investors this is an
ideal solution - you can stay a few weeks
or months per year in Gili Trawangan, and
the villa can be rented out during the
other months.

Kelapa Villas have fresh water brought
from Lombok every day so inhabitants can
enjoy fresh water showers, and are fully
backed up by a generator so the villa is
never without power (which often goes off
on the island). Owners and guests also
have complimentary access to the The
Trawangan Club located at Kelapa Villas.
This includes a tennis court, gym and club
house/restaurant.

As an owner, you can opt in or out of a
number of services offered by Kelapa
Villas: Housekeeping, gardening,
maintenance, laundry service and of
course rental agent services and
management. This means that you have
the opportunity to tailor make your own
solution. What you will always have is the
benefit of 24 hour security, room service
on demand, the only gym and tennis court
on the island and wireless internet.

Description of the villa
The L-shaped villa which is newly build
(finished in March 2010) lies on 1,726 m2
freehold land. It has a 3x12,5 m long lap
infinity pool, surrounded by a granite pool
decking, and a garden (is being made at
this moment) which is beautifully lit in the
evenings. There are two bedrooms with en
suite open aired bathrooms, a fully
outdoor fitted kitchen in combination with
an outdoor covered dining room, an
outdoor living area and a cinema studio
(equipment is not included) which easily
can be made into a third bedroom. The
furniture is made of reclaimed teak,
although modern in style combined with
minimalistic Scandinavian design. The villa
and its furniture is made in exclusive and
quality materials and gives a warm and
minimalistic look. Everything is kept in
light colors combined with reclaimed teak.

Bedrooms
The bedrooms are air conditioned and
have en suite open air bathrooms. The
bedrooms open directly to the patio and
pool area. Each bedroom is fitted with
wardrobes, a queen size bed with luxury
king coil mattress, two nightstands with
exclusive lamps and table. Two double
duvets, 8 large pillows and 4 full sets of
bedlinen all in exclusive materials come
with the villa.

Bathrooms
The en suite bathrooms are all fitted with
modern stone furniture, hand
showers and teak mirrors. The bathrooms
have spacious shower area and there`s no
roof above the showers. Bath towels, hand
towels and bathmats are
included.

Kitchen
Unlike most rental villas, this villa has a
full, well equipped kitchen in open plan
with the dining room. The kitchen has
plenty of cupboard space and the
freestanding kitchen bar provides
additional storage space as well as a
divider towards the dining room.

The modern appliances include a Modena
oven and gas stove with extractor fan, and
a large LG fridge/freezer. The sink aids
food preparation and
cleaning. China and cutlery for six guests
as well as overhead lighting is included.

Dining room
The dining room currently seats 6 people
but there is ample space for
a bigger table if needed. The furniture is
made of reclaimed teak.
The beautiful pitched roof with a white
bottom makes for a luxurious and
spacious feel, aided by the cosy lighting
and aluminium ceiling fan. The view of the
garden and pool is something to be
enjoyed with your dinner!

Living room
The living room is furnished with a large
sofa from DUO in exclusive and practical
rattan fabric imported from Germany,
facing the pool and garden. The coffee
table and TV stand are made of reclaimed
teak. The beautiful tall pitched ceiling
provides a spacious quality feel to the
room. And you feel like sitting in your
garden as there are only walls on two
sides. The room is fitted with fan. Wall
lighting are included.

Cinema Studio
The cinema studio is perfect for your own
private home theatre. It is custom made
exactly for this with no windows and grey
carpet on floor and walls (the professionel
equitment is not included). If you do not
need your own cinema it will be very easy
to make the room into a third bedroom.

Economy
Basic running costs (electricity, security,
internet, maintenance of public areas) are
currently approx $450 USD per month at
100% occupancy. Except for water which is
metered, all these costs are distributed
according to occupancy of all the villas.
House insurance including coverage for
earthquake, terrorism etc costs approx
$1,000 per year (depending on the
insurance company chosen).
Property tax is approx $300 per year.

The public rental price for a villa (two bed
villa – more if it is changed into a three
bed villa) this size is $335 per day in 2010
(contract rate is $268). Kelapa Villas
management charge 20% for rental
services, meaning a net income of approx.
$214 per night of occupancy. At this rate,
you need less than one month (about
7%) rental occupancy per year to pay all
basic villa costs. Add housekeeping,
gardening and maintenance, and you need
only about 10% occupancy to pay the basic
villa charges.

You may add to the positive economy of
this villa by building another villa or a
couple of bungalows in the 1.726m2
garden - this will only generate more
income.
